Hello Owners and Happy Holidays, as we prepare to bid out 2024 and welcome in 2025 let us remain grateful for our health, family and friends.
The contract for the 2024 winter weather season has been signed. We are glad to have been able to remain with Cable Brothers this season. Snow will be pushed after 2 inches. We still will clean the driveways and walkways to the front door. We will not clean the sidewalks through the complex and we will not put ice melt on your driveways nor walkways. The road will be cleared as usual.
The fountain has been removed and stored away for the winter season and will be back beginning in April.
The landscaping contract for 2025 has also been completed and as we expected there was an increase in costs. We hope that the work completed on the irrigation system will have it operating properly next season. We have many boxwoods still a bit brown however some came back to life, therefore, we will not pull any of them, but will wait to see if they thrive next spring and summer.
Some of the street sign have been replaced however more will be replaced next spring. Many thanks to Bill Babcock for painting the fire hydrants and to Greg Cattabiani for replacing the signs.👏
The gate still looks good, however, we do have some small issues with the openers. Our openers are now obsolete so we will continue with them until they quit, replacement is quite expensive, but won’t take as long as the gates did.
The feral cats are still a problem and we continue to ask that you DO NOT feed them. We’ve seen deer running on/along the street in front of the condos that face the hill, so please be careful at night when driving through the complex.
The budget has been completed and we are happy to state the EFCOA is in a good financial position, therefore we don’t need any further increase in our assessments neither ask for special assessments from you the owners. The budget will be posted along with this communication.
If you did not attend the annual meeting, our newest owners are Dan and Cheryl Sell who live in the unit on the first curve entering the complex.
Continue to be aware of your surroundings at all times and pay attention to the cars you see regularly in the complex and if you see something or someone that doesn’t look right, call the HHPD and let your neighbors know.
We the Board of Directors have been happy to serve you the owners, however we still will ask for volunteers to assist us when needed. This is your association and it should not be left to just the five of us to carry 18 owners alone and by ourselves. You each should want to know what’s happening within the association at all times.
